Timberley House is a very handsome Georgian property set in extensive grounds on a private estate deep in the West Sussex countryside. With snooze space for 28, this is a very special place to stay for large group family holidays, wellness retreats, and low key celebrations with the people you love most in the world. Pootle slowly along the long winding drive, right to the end, then park up and take a look around: peace, quiet, open fields, big skies. This is where your holiday in West Sussex begins.

Step inside the main house, through the porch and into the hallway; to the left is the Day Room, a quiet space where you can curl up for a chat or to read. On the right is the Drawing Room, a large, light and airy room that's just right for getting together before dinner. What’s nice is to come back on a chilly day from a walk along the River Arun and light the fire, then gather round with hot buttery toast to share.

Straight ahead in the hall are the stairs; take big bowls of popcorn over to the Movie Room, cosy up and get comfy for a family film night. Carry on along the hall and just around the corner is the Breakfast Room, with a big walk-in pantry to one side, and the kitchen on the other. The kitchen is spacious and very well-equipped, designed to take the stress out of catering for such a large group. If you hire private caterers to come and cook you a special celebration feast, they’ll have plenty of room to prep, cook and serve. The Breakfast Room is really handy if you have younger children who need an early teatime – or for early birds who like a quiet and leisurely start to the day.

Opposite the Breakfast Room is the Dining Room, setting the scene for holiday and celebration feasts. The whole house has been sympathetically decorated and furnished to retain that country house charm; there’s so much original character and everything is so in keeping – it’s like something from the pages of a glossy interiors magazine. Next to the Dining Room is Bedroom 9, access friendly with an ensuite bathroom. Just across the hall is the Boot Room.

Upstairs, off a long landing are Bedrooms 1-8; Bedrooms 1 and 8 have ensuite facilities, the rest use the family bathroom. All rooms sleep 2, though Bedrooms 2,5,4 and 9 have the option of extra beds for extra guests at an additional charge per person. This makes a great set-up for a family with young children. A fantastic feature is the roof terrace, accessed from Bedroom 1 or the landing – what a spot for coffee in the morning, with views across the fields and of the early mists rising from the river; at night, you can enjoy a cheeky nightcap beneath the stars. A few strides from the main house is the Annexe, with Bedrooms 10-12, a kitchen and a bathroom. This is ideal for a family or close friends, or just for people who prefer a quieter space. The games room is in a beautifully restored barn just across the yard from the main house; it’s a huge room with original oak tresses – an impressive feature. This is a seriously cool place to hang out, with a full-size pool table, table tennis and table football. Along with  a large Connect 4 & Jenga. At one end of the room there are sofas, so there’s plenty of room for spectators too!

The gardens are vast, with an outdoor pool and a hot tub, along with a terrace, a play area for children, and behind the house, tennis courts. From the garden you can walk in the further estate and along the river.
